The following terms and conditions apply to the purchase of supplies and/or services (“Services”). Upon acceptance of the Order for Service (“Estimate”) prepared by Suitemark Movers LLC (“Suitemark Movers”), purchaser (“Client”) agrees to adhere to all the provisions listed below.

General Terms

Terms of Estimate

The estimate that you receive for a local/hourly/flat rate move is a non-binding, general idea of how long the move will take based on the factors of the move under normal conditions. Any time exceeded beyond the estimated time will be charged accordingly. We do our best to estimate the time frame based on the information provided. The actual move may take longer than the estimated time based on undisclosed factors, an insufficient inventory list, greater walking distance, traffic, stairs and/or other unforeseen factors. We ask that clients are packed and ready to go unless the estimate includes packing services.

For long distance or flat rate quotes, pricing is all-inclusive as described in the Estimate. There are no hidden fees associated with our services. Please note that should there be any changes to inventory, load/unload conditions or number of pickups/drop offs, your Estimate is subject to change.

If Client elects more services, additional fees may apply.

Estimates and Billing

Although Suitemark Movers strives to meet scheduled start times, it is impossible to predict all potential variables such as traffic, weather conditions and duration of a previous move. Therefore, Suitemark Movers cannot discount late arrivals.

Local moves are billed flat rate or by the hour and consist of travel time and vehicle expenses. The clock starts when we arrive on site and ends when Client is satisfied with the placement of belongings in the new residence. Long distance and piecemeal moves are billed at a flat rate. This is not an exhaustive list of fees. Additional fees may apply.

An hourly estimate is a non-binding, general idea of how long a move will take under normal conditions. The actual move may take more time than estimated due to an insufficient inventory list, greater number of boxes, size and difficulty of moving certain items, greater distance, traffic, weather, undisclosed details, access to elevators/loading docks, stairs and other unforeseen factors.

All downtime is billable (waiting for elevator setup, property key holder is late, etc.).

A flat fee/rate is a binding Estimate and will not change as long as Client inventory and access details are accurate.

In the event of loss or damage, all items are covered under released valuation (rate varies by state), unless Client opts for full valuation in writing prior to the start of the move at an additional cost.

Afternoon and evening moves do not have fixed start times. They will vary depending on completion of previous moves.

We kindly request that the Client is available two hours prior to and after the scheduled move time for any communication needs.

Furniture and Packing Care

Suitemark Movers will not be held responsible for damages to items the Client chooses not to have padded and/or shrink wrapped.

Suitemark Movers will not be held responsible for damages to items or property when the Client chooses to have force applied to items during course of move.

Suitemark Movers does it’s best to point out previous furniture damage and cannot be held responsible for any item that is damaged prior to moving.

Due to a lack of structural integrity, Suitemark Movers is not liable for damage that occurs to any furniture made of pressed wood or particleboard.

Suitemark Movers will not be held responsible for damages to items within boxes not packed by Suitemark Movers unless physical damage is done to the box during the move.

Suitemark Movers will not be held responsible for large (8 sq. ft. or greater) fragile items that are required to be crated in order to move the item safely (ie; works of art, statues, slabs of marble or granite, glass panes, mirrors, etc.). If Client chooses to have Suitemark Movers move such items, it will be completed at Client’s risk.

Client must notify Suitemark Movers of any items of extraordinary value ($100 per pound or greater) that will be handled by Suitemark Movers. These items must be packed by Suitemark Movers or by the Client in the presence of the Suitemark Movers Crew Manager. These items must be clearly listed on the Bill of Lading and acknowledged by Suitemark Movers and Client via signatures.

All fragile items must be packed and labeled appropriately. Suitemark Movers reserves the right to pack any items not already packed and will charge the Client for time and materials. Suitemark Movers is not responsible for any items the client chooses not to have boxed.

It is the Client’s responsibility to be packed and ready to go on moving day, unless they are using our packing services. Extra charges andtime may apply if the Client is not packed or is still packing.

Scheduling elevator times is the Client’s responsibility prior to the day of the move.

Any changes to the Client’s move (additional items or boxes, location changes, etc.) should be brought to Suitemark Movers attention as early as possible and prior to Crew arrival. Failure to do so may result in the move taking longer than the estimated time frame.

Client must notify Suitemark Movers if a Certificate of Insurance (COI) is required by the buildings they are moving out of and into as soon as possible, but at least 72 hours in advance of move.

Notice of cancellation must be given 7 days prior to the day of the Client’s move via email. The CLIENT will be charged $150 or the deposit amount, whichever is greater for failure to provide notice.

Cancellations on the day of the Client’s move will result in the Client being charged $150 plus our travel charge plus one hour of labor or the deposit amount, whichever is greater.

Suitemark Movers at any time, with or without written notice, may interrupt all or any part of the work to be performed hereunder and may make reasonable changes within the general scope of the Services. Suitemark Movers shall not be liable for any costs incurred resulting from such changes or termination of Services.

Suitemark Movers is unable to remove any permanently affixed item such as carpeting, plumbing or electrical fixtures, etc.

Suitemark Movers will not breakdown or reassemble cribs for liability purposes.

Suitemark Movers will not disconnect or reconnect any water or gas lines or any hard wired electric or plumbing lines.

Suitemark Movers will not mount flat screen TV’s or wall coverings.

Suitemark Movers will not transport clients, live animals, hazardous (including, but not limited to chemicals, paint, fuel, firearms and ammunition) or perishable items.

Suitemark Movers promotional offers and discounts cannot be combined.

Suitemark Movers reserves the right to refuse to move any item that is not specifically mentioned in Client’s inventory.

Suitemark Movers cannot move propane or other pressurized tanks, fireworks and other explosives, firearms and ammunition, house paints, gas or oils, household cleaners (i.e., bleach), or any perishable foods.

Larger, awkward shaped fragile items such as lamps, lamp shades, larger pictures and mirrors should be boxed in specialty boxes made for those items. If the Client chooses not to box these items properly, Suitemark Movers will do its best to protect the items with pads. However, SuiteMark Movers will not be held liable for damages without the proper packaging.

Client must make arrangements with Suitemark Movers to move fragile items prior to the scheduled move so that we can be sure to bring the proper supplies to move them. Fragile items include artwork, sculptures, glass, lamps, etc. Any additional supplies used to move fragile items will be charged accordingly.

Client should not over-pack boxes. Boxes should not weigh more than 30lbs each. Small boxes should only contain fragile items, books, etc. Medium boxes should only contain clothing, lamps, miscellaneous items, etc. Large boxes should not be heavy and only contain pillows, linens, etc.

Suitemark Movers cannot be held liable for owner-packed boxes. Because the packing method used by the client is unknown, we cannot warrant damages done to owner packed belongings unless the box was dropped by our movers. If rattling sounds or glass clinking can be heard when carrying a box, additional paper or bubble wrap is needed!

Gym equipment – Suitemark Movers will not dismantle over-sized gym equipment (i.e., treadmills, home gyms, elliptical). If the Client feels it necessary to breakdown or dismantle such equipment it will need to be done ahead of time by the Client. Suitemark Movers can also arrange for a third-party servicer to properly breakdown and/or reassemble the equipment.

Claims – All damage claims must be made in writing via email within ten days after delivery and accompanied by a paid receipt as proof of purchase. The damage claim must include pictures and a description of the alleged damage. Suitemark Movers has the right to inspect and repair any alleged damage; if we are unable to do so, we have the right to hire a service professional to make the repairs.

Suitemark Movers does not insure pressed wood furniture (IKEA, Wal-Mart, Target, etc.,) or any other type of furniture kits built with a cam lock and nut system. This furniture does not move well once it is built. We will pad and shrink wrap the furniture to help protect it and help hold it together during transport, but it doesn’t always make it.

If such coverage is purchased, it is required that any electrical or mechanical item covered by this insurance must be inspected at origin and destination by movers, with a specific note on the carrier’s inventory indicating the operable condition of this item. It is inevitable that minor scratches dings and dents will occur from time to time, particularly from moving large items in and around tight stairwells and hallways. Minor can be defined as smaller than a US Quarter.

No warranties express or implied are made by Suitemark Movers.

The Client hereby agrees to defend, hold harmless and indemnify Suitemark Movers from and against any and all liabilities, damages, losses and judgments, including attorney fees, and all other costs and expenses which may be incurred by reason of loss or damage to property or by reason of injury or death of any person directly resulting from or caused by the negligent acts or omissions of the Client and/or his/her agents, officers, employees, or any person acting on behalf of Client during the performance of Services. Governing Law

This agreement shall be governed by the laws of the State of Maryland, without regard to its choice of law principles. In the event any provision of this agreement is rendered unenforceable by law, this agreement shall be construed and enforced as if such provision had not been included herein and the validity and enforceability of the remaining provisions shall not be affected thereby.

Client move is covered with $0.60/ lb released valuation for any damages. This means that should anything happen to Client’s television, the weight of the set times 0.60/lb is our obligated coverage (A damaged TV weighing 65lbs would net a reimbursement check for $39.00 – We’re very skilled movers, but in the event of damage we all know this will not help replace the TV – so please opt for additional coverage BEFORE HAND).

Payment Methods

Payment methods include cash or credit card. Please note that there is a surcharge on all credit card transactions! All invoicing & payment is handled upon completion of the move. We do not accept personal or certified checks. Tips are not included in the Estimate. However, if the Client feels that the crew did a great job and would like to recognize their hard work, tips are greatly appreciated.

Estimates are based on the following assumptions:

Ease of maneuverability of large furniture/couches in out and around both locations;

Ease of access for truck parking proximal to doorways;

Wrapping all furniture in blankets/shrink wrap;

All personal effects boxed up and ready to go (the looser the item, the longer it will take to load and unload);

Three-story homes take quite a bit longer as stairwells are typically tighter and getting furniture up and down can take longer;

Elevators, both freight and passenger, add time to both loads and unloads as we can only pack so much in the elevator;

Drive time between load and unload assumes minimal traffic. Rush hour and/or accidents may create delays, as well as back roads with low clearance bridges.
